That looks like 3 tickets fucked here  I can't understand why they aren't redeveloping the Arkells, where all the facilities (and club heirarchy). They need to leave that stand the fuck alone. Starting with the one built in the 90s when everything else was built not long after the comet wiped out the dinasours is fucking asinine. In an ideal road where we were ran with someone with a clue and a pot to piss in, leave the DRS. Do a very small and basic knock and rebuild job on the bank. Then a much larger project is a total development of Arkells/Town End and corner filled in. Can look a bit like a standard souless bowl if need be as its only half a stadium.

Not in the affected seats but strongly don’t think this should be voted through. That’s a huge chunk of seats out of the stand.
So the Moonraker estimates it at 800 seats. When was the last time there were less than 800 seats available in the home section? Practically never. Is this the ideal development in a money no obstacle approach, of course not. However we are a long way from being in a money no obstacle scenario. What they need to do short term is try and increase income. Now outside of on the pitch success, then corporate facilities would seem a decent way to do this. If the demand is there, i'm not sure if it is, but it may be. In which case this change as the first thing makes sense to me. Having said that, i don't trust Clem and gang, i wouldn't want them in charge of this, and i'm highly skeptical the Trust will get a positive vote on it.

Some seats are going back in, for the people in the boxes - the glass needs to be blacked out during the game as you cannot have alcohol with a sightline to the pitch.

Assuming this ever gets beyond being a proposal of course - the margin of error on getting everything lined-up for next summer is tight even with a well oiled team in charge and you won't want to be messing about with construction mid season in that stand. Easy enough to postpone it a year once some planning technicalities get in the way. If they can't get a screen in two years......

'Cos the DRS is basically just a fit out job, I assume to create similar in the Arkells would involve ripping the guts out of it to even create the space. Plus as its already probably *cough*c.50 years old how long does the structure have left, with its supports etc its already pretty dated and shitty.
Similarly the TE is where the big expense and big returns are so needs to be done right and the bank is a ball ache whatever way you look at it. Thankfully not having stepped foot in the theatre of nightmares for 20+ years I don't have a dog in the fight, but it makes cold sense why they are doing it, if they are to do anything at all.
By development finance like pretty much every developer in the country, little if anything in the property sector is done using non borrowed cash.
It won't be just a fit out job though. It's a 30 year old building having brand new facilities to modern regs in it, there will be structural work involved especially for the kitchen (assuming they aren't doing meals on wheels) and safety. Development finance is expensive at the mo which is why I can't see them making any sort of return. They probably need £2m revenue to make c£300k pa to cover interest and acheive a 10 year pay back. Just can't see it, especially if you lose 100-200 of the STs you are moving. Better off waiting and doing something bigger to guarantee a return, but you need capital to do that.

If they want boxes put them in a purpose built new stand, don’t just ruin the one good stand we do have! Doing nothing at all is better than doing something on the cheap!

It’s absolutely laughable that 800 season ticket holders, the last people the club should be upsetting are going to have their prime positions taken away to satisfy the prawn sandwich brigade that in all likelihood will only ever be half occupied. Absolute proof that the club doesn’t give a shit about normal fans. Zero chance of 75% approval.
