It’s not public open space - it’s private land owned by the JV. Resi development on that land probably would get planning if well designed because it’s a sustainable town centre location- they would need to provide or contribute to other open space / wildlife enhancement elsewhere either on or off site as morshead says. That’s the same for all development though.

Under no circumstances would that ever get approved at the Trust member voting level, they know that. Why are they even suggesting it, completely detached from reality and just giving more reasons not to trust them.

What’s this about the architect at the DRS consultation saying they plan to build houses on the green area behind the DRS?
One way of funding it I suppose, except surely that would also need voting on

Sounds a bit like Abbey stadium, build some houses around the ground then use as an excuse for the ground being unable to be used anymore. They’ve probably seen that as a model they want to follow.

Nah. Abbey owner has form. As soon as speedway was booted it's fate was sealed.

I went to the event this evening and there was absoutley no mention of houses. Hall said they had discussions about the second phase which involves the Town end which would take the ground to 20,000. I was quite frank with him saying I can’t see how the Trust members vote this through with the recent track record of the ownership. During our chat he even highlighted Northampton etc and said it was being funded from day one by Morfuni.

Problem is, if the trusts unstated aim is to scupper everything they want to do to try and make the club profitable…. Why the hell would anyone want to buy the club?

To be fair to him he seemed to understand when I mentioned my reasons for supporting SO69 just before we spoke about the vote and me being very unlikely to vote for the proposals. He tried to say, we’ve made mistakes but these are our plans to make fundamental improvements. I’ll be honest I work in development and I’m impressed by the plans. I’m not impressed by who’s going to be delivering it. If this was after the first season I would have voted for it.

I don’t think it’s an issue. I also in development. It’s not a full ground redevelopment. The experience the architects have in hospitality is probably more relevant in terms of creating something that will turn a profit. Often these days you have different architects for planning and full construction drawings.

I’ve not worked on stadia but have in housing and infrastructure and Architects make it look pretty to sell the dream and engineers redesign it all to actually be able to build it. Some firms have that in house some don’t. So to me I’m not as concerned as long as they appoint the right post planning team. But as I said, it’s all hypothetical. I just can’t see 75% of Trust members voting for this.

Fans generally don’t like owners whoever they are. I think it could get messy if say 60% vote for and 40% against and there’s no persuading the 40% who just don’t like the owners. We’ll just go into a death spiral.
