I have been to the middle of that stand. It’s easy. You lose some rows in the upper part of the stand. Would make money, would however need what the Arkells has in terms of kitchen etc. Would be an invest to gain return unless willing to not deal in hot food.

Exec boxes in the DRS would give more bang for their bucks spent. Saw something from Andy Holt at Accrington they were bringing in £250k a year through there's.

I would imagine a retrofit to an existing structure like the DRS would be relatively simple to get planning than the Bank or Townend.

logistical nightmare though. the bars, changing rooms and kitchens are in arkells. Would you create a new corporate entrance? or expect people to walk across the pitch or around the shit hole stratton bank and the same with the food.

I would like a trust survey for all of these plans along the lines of:
1) approve plans
2) reject plans
3) approve plans but reject due to ownership delivery doubts

i have waited 30 years for development to happen but to think we may be in a position to do it and then for myself to vote 3) is unbelievable but almost certainly possible

Maybe it’s me, but the DRS would be the last stand I would look at doing anything to.

There is so so so much wrong with the stadium now, the DRS is probably the one one that’s passable.
Cheapest option to "generate revenue". Maybe they can spend 1m and discharge the clause in the ground contact.

More than likely a commercial loan against future revenue. Clem isn’t going be putting his hands in his pockets!

The biggest concern for me is that back in October, Neil Hutchings was saying publicly that the Trust members needed to be surveyed in January if there was any hope of hitting the 3 year deadline.

The club sat on their hands for the first 12 months and wasted so much time with Wrenbridge, which was a red herring. So the club is really behind schedule on making this happen within the contracted timetable until they really pull their finger out.

All of this is just gearing up for the club to blame everyone else but themselves. If the Trust members vote no, the fans will be blamed for the 3 year clause not being met. It’s the classic game played by the owner to really push the boundaries in the fear of loss.

And to be clear, the reason why it’s this or nothing is because it’s the cheapest and easiest redevelopment to do.

So those saying they don’t want this lot to touch it, I would hazard a guess by their behaviour to date, they don’t want to do it either and looking for any reason not to do. For context to how much the club have dragged their feet, by the time the development starts, Oxford will have bought a piece of land, got planning permission and will have likely moved in to their new 16,000 all seater stadium in the same amount of time we’ve been talking about hospitality boxes in a stand largely ready to go.

On top of that, if Hall is saying today that they are going to present 4 options at the next JV, I very much doubt that the Trust or the Easy’s will know anything about those 4 proposals, which IMO, is really poor form to go to the media first over sharing any insights or plans with their actual partners first!

Clem, just do us a favour and look for someone to sell the club to then fuck off.

I don’t understand redeveloping the most developed area of the ground whilst the rest crumbles.

If there was a realistic plan to redevelop other areas in time, it might be acceptable, but my vote to this would be no. We have a three-sided ground now, but there is no focus on the derelict stand.

I'm a little suspect as to the demand of said hospitality, but I guess the club has the current hospitality takeup figures.

The thought that Hall & Co would be in charge of any kind of major development work scares the shit out of me. You only have to look at the redevelopment of the Legends Lounge.

The only bit that is decent is the framed shirts & memorabilia on the walls, and the club weren't responsible for that.

So we can assume it will be done half arsed, be delivered late & completed by a bunch of Cowboys on the cheap.

I guess the only positive is it won't have much impact on the fans, because by then there won't be any left to use the DRS

In the unlikely event that the Council buy back the ground, where does the £2.3m go.
Is it split between the JV partners or does it go back to the Eady Trust?
