i might be wrong but my understanding of it is:

deal has been signed, fitton et al are now in charge.

it is conditional on the basis they need to satisfy the creditors - primarily HMRC - and sort out details with st modwen regarding future redevelopment.

the most important thing is that by putting pen to paper on a deal, wills and diamandis effectively can't fuck anything up further.
