I'm letting out my house in St Neots whilst I'm overseas. That doesn't help you find an agent in Swindon, but follow Bushey's advice and you probably won't go wrong.

Most agents charge between 10-12% as a management fee + VAT on top. My house is rented out for £650 p/m, and by the time the agent takes their fee, I see around £560 p/m.

Also be cautious about agents who claim they'll get a higher rent for you, as you risk having your property sat vacant for some time. Shop around and ask lots of questions to get the best deal, but be aware that most agents won't negotiate that management fee.

Also be aware that you have to declare any income received from property rental to the inland revenue, I think its known as 'unearned income'. What this means in effect is you get taxed at 40% on the balance of the rental income after the agent takes their cut. It means you have to fill out a tax return each year, or the agent will deduct at source. If you're self employed and do tax returns annually this shouldn't be a problem. I got an accountant to do mine for £70 a year.

They will negotiate commission with you and that is all they take, there's no fees or anything.

Phone them and ask to speak to Cherry (pronounced like the fruit!), she won't bullshit you and tell you exactly what you will get and whether it will let easily.

She talks straight and doesn't suffer fools gladly, but she does the lot, you give her the house, she gives you the rent. She knows property law and also is on the board of something like 12 seperate Swindon based property companies. She knows the market like no one else.
