It's not just treating it though, it's the risk that it's already damaged so much that it'll cause structural problems.

This true. The surveyor said he couldn't see any but could rule out there not being any.

If it was me I'd go to the vendor with your report findings.
To secure the house sale they may get it checked out for you.

Sippo, does your surveyor have xray vision? I just had the most basic report done last time. I'm fairly confident I can spot any issues when looking around a house. I've moved a lot.

Anyone recently had a RICS Level 2 Survey Homebuyer report done and if so who did you use and do they also check for asbestos?

We used Cotswold Surveyors in 2023 and they mentioned the asbestos roof for the hardstanding shed but have this
"The surveyor does not carry out an asbestos inspection and does not act as an asbestos inspector when
inspecting properties that may fall within The Control of Asbestos Regulations 2012 (‘CAR 2012’).
However, the report should properly emphasise the suspected presence of asbestos containing
materials if the inspection identifies that possibility. With flats, the surveyor assumes that there is a
‘dutyholder’ (as defined in CAR 2012), and that there is an asbestos register and an effective
management plan in place, which does not present a significant risk to health or need any immediate
payment. The surveyor does not consult the dutyholder."
in the actual report.

Unless they have changed considerably in recent times such surveys are riddled with such disclaimers and really don't seem to be worth the paper they are written on.
I'm especially bitter at the moment as we are trying to sell a place and the first buyer fell through 'cos the 'surveyor' reported damp being present which anyone which an ounce of sense would have realised was likely condensation in a 150 year old terraced stone house which has been vacant for 18 months.... but as the damp meter (which are only designed to work on timber, not stone and plaster) said damp that's what numb nuts said!

I agree companies cover themselves with disclaimers but can’t lose. A family member is looking at buying a bungalow but the garage looks like it’s build out of a concrete construction with pebbledash on the external walls so may contain asbestos to which a surveyor wont commit to and recommends a full asbestos check…..more expense so they probably won’t get that done then will have to decide if they can live with it or not purchase the property.
