The lease of my house in Uxbridge has just expired, and the landlord wants to charge me in the region of £800 for:
- Broken window
- Burnt kitchen worktop
- Hole in the wall
- Damaged wardrobe
- Burnt chair  :?

Fair enough, the house is in a bit of a state given my clumsiness (believe it or not most of the damage not caused while drunk!) but the house we have suffered for the past year has been atrocious.  It is a 3 bedroom semi with an extension to make it into a 6 bed, but the extension seems to have been utterly bodged.  We've suffered:
- One not working bathroom (one bathroom between 6 tennants)
- Malfunctioning shower - hot then cold, then boiling hot again
- No central heating in the bedrooms - lounge and kitchen only
- Slugs and dampness in two extended bedrooms
- Poorly fitted front door after first door was broken following attempted burglary (security risk)

We complained to the university who rented us the house about these problems through the year but very little was done.  Now they have offered us £125 each compensation, but seem to be trying to make up the money on the damage.  For example, they are charging me £530 for a new worktop (was damaged by putting hot pan on it).  Is there any way of negotiating with them - should I threaten them with an inspection by Housing Standards Agency or something?  Or am I well and truly buggered?!

Walrus,

Did you complain about the problems to the landlord or managing agents?  If so what work was done? If you have not dont even bother with this as you should have complained at teh time not when your being charged.

£800 seems a tad expensive but if you havent returned the property to teh consition you recieved it in then you have a problem.

Does the house have 2 bathrooms and 2 kitchens? also does it have sinks in each bedroom?

If you were concerened about the heating and extention you should have asked environmental health to conduct an assessment on the property, again at the time not when you have been charged.

The thing is teh landlord will now lose rent while having these works conducted and fair play to him for charging you.

To be honest I don't think you've really got a leg to stand on, you've freely admitted you've broken/damaged stuff so you've got to pay to get it fixed.

Ok, the accomodation might be shit, but you should have complained about that before rather than using it as 'ammunition'.

- Broken window  (if replaced could be upwards towards £300)
- Burnt kitchen worktop (if it matches a 3m lengh is about £60 plus labour at say £100)
- Hole in the wall (plaster and re dec - £75)
- Damaged wardrobe (£30?)
- Burnt chair (£100)

Pretty close, you will lose!

The house has 2 bathrooms but one kitchen.  The downstairs bathroom was out of action for most of the year.

We complained about the said problems but only downstairs bathroom was eventually fixed - they moved the toilet etc. and left them in the kitchen over Xmas before fixing it days before we returned.  However, they're swearing blind we didn't complain, but I spent hours on the phone to housing office.  I got accustomed to the sighs of annoyance every time I mentioned our address!

I'm pretty confident if the extension was examined it wouldn't be fit to live in.  Those who slept in the extended bedrooms had to suffer clouds of condensation as they breathed out!

NB: The burnt chair is not my doing, but apparently a match for the worktop cannot be find.

The house has 2 bathrooms but one kitchen.  The downstairs bathroom was out of action for most of the year.

Fiirstly it was christmas so to not have it fixed around that date, as a religious holiday would be deemed reasonable.  You had another bathroom so you were not left without one.

Did you put it ion writing? if not good luck

Condensation is caused by lack of ventilation, you should have opened windows and left a small space behind things to create an air flow throughout and reduc condensation

As it cannot be sourced, you need to replace all work tops in order to re let the house = adds cost.  

= Unlucky
