I was gonna say if it was not a whole house but a room then my place would suit you perfectly, my landlady is a indoor smoker with a cat, and only 2 minutes from flammable bens gaff.

My brother rents his house out (not in that area). He was advised by the letting agents to put the No smokers , no pets clause in as its fairly standard. In actual fact he's had pets & smoked himself so really wasn't bothered.
My daughter rents a house, & she smokes outside/ by the back door.

ignore the smoking thing, our two houses have both been non-smoking but we all smoke. al stinks out the living room with his marlbro lights. as long as you open the window for a bit and clear away ashtrays/paraphenalia should they come round it'll be fine

just got back to norwich and our house is a shithole, the beauty of renting is that you can mess it up a bit
