Jesus! I can only get a Mortgage for 70k which doesn't even get you a garden shed in Edinburgh! I could afford to buy a flat in a shite estate but I figure that I would rather rent a half decent place which at least keeps my car safe (in an underground garage!)

Semi aren't massively rentable - I've looked into it - 450/500 pcm 3 bed semi with garden.

It's all about City centre flats now, although the rise in prices is forcing the rental values up as well.

2 bed back to back terrace is about 400pcm.

Actually you'd struggle to better that up here.

In Wortley (just better than Penhill) - 2 bed semi - purchase 70k, rent 495 pcm unfurn.

Maybe I could have gone for about 595pcm on my 125k 3 bed semi

Its all relative really, swindon is a goldmine for buy to let though, ie purchased a 3 bed this week for a client at 65k (unity build so cash purchase) but hes getting £550 a month guaranteed from local authority.

Had thought about up north but would have to pay management etc up there so eats into profit

That's why I sold - I'm off round the world - and to rent I would have been on a full management agreement which equated to about 30% of the monthly rent - so not worth it (wouldn't cover mortgage)
