Can't be arsed to look it up right now, but does anyone know when HIPS are required for 2 bed houses.  

I think it's Friday (14th Dec) but could be wrong.

Also i you put your house on the market before that date am I right in thinking a HIP will not be needed?

Not into mortgages etc at work.

I would have thought that hips would be required for any house which has stairs, otherwise how would a person without hips able to walk up them.

My suggestion for those without hips would be to go for a bungalow, or even look into getting some hips.

BR is, of course, correct, but thanks to the skills of the surgeons at the GWH I now have two new hips, am able to go up stairs again but set the fucking alarms off when I go threough security at the airport.  Nothing to do with houses, just thought I would add my comment! Beers

i thought it was three bedrooms actually - in any case, move the bed out, replace it with a desk and there you have it a one bedroom house with an office.

don't get me started on the 'energy assesment' either - all you should have to do is show your last years gas bill, that shows how efficeint the place is without you having to pay some fucking monkey with no idea.

Its all another tax on the market, we are going to have to do energy efficiency certs on rented houses too, with high interets rates the government are playing roulette with the whole market.
