Was gazumped last night. Not a happy chappy. Not gonna both with the repo anymore. Too much added stress.
On a good point, least there will be lots of houses going on the market because of the HIP malarky, and the peoploe buying mine are going anywhere as they've put down a 10k deposit!

It's easy to get gazumped on a repo though, they'll always look to get a higher price even if you're up to the point where you're just about to sign contracts.

It's easy to get gazumped on a repo though, they'll always look to get a higher price even if you're up to the point where you're just about to sign contracts. But it was right at the last minute. Which is the hardest part. All for only a couple of k. All the hard work was done was supposed to exchange this week. I'm gonna slit my wrists.

It's the shit system we have, which doesn't help you I know.
Isn't the scottish system different, sealed bids invited over £X by a certain date - and the highest bid wins. Something like that.
Erm. Move to Scotland?

But then in Scotland you could spend months or years missing out by a grand here or there. In theory the English system works but for a few dickheads for insist on gazumping for a few extra quid - in Scotland you know where you are but must take a long while to get there. Public auctions are the way to go - in the street a la Neighbours!

In Scotland what ever offer you make on a property, repo or not, you're are then tied to that property legally. Makes the whole chain secure, and I think in England it should be the same.

Scotland use the 'offer over' principle which makes it very hard to judge the real market value of property. Most houses up there go for 15%-20% more than the 'offer over' price.
Sippo's right though, in Scotland when you make a verbal offer it is legally binding on both parties (or so I believe) which makes the whole system a lot more secure.

Exactly Sam - it might be more secure, but I can imagine it being immensely frustrating by missing out after slightly misvaluing a property. Maybe the new fantastic homebuyers pack will save us all!? :?
