No one pays more than they need to for something they know the seller is desperate to sell. Title: I need to hire Post by: Sippo on Tuesday, April 3, 2007, 14:44:10 I accepted 500 less than the asking price after them offering a grand less. Still happy.
Title: I need to hire Post by: Sippo on Thursday, May 10, 2007, 21:34:53 **BUMP**
Never again am I buying or trying to buy. Its nearly been 2 months since I accepted the second offer on mine yet still haven't exchanged. Shit is going to the fan big time. The house I'm looking to buy is now no longer being marketed by Taylors and they didn't inform me. This happened over a week ago now, and only found out today that another agent is marketing it. The mrs is stressed, i'm pissed off. May look for somewhere else but I lose the £600 mortgage valuation fee. I'd be happy now just to live in a cardboard box. God obviously doesn't like me. :( Title: I need to hire Post by: Bushey Boy on Thursday, May 10, 2007, 21:37:28 Sippo is this down to your solicitor, if so, is it wrong to say told you so? No ok mate, advice would be contact the people you want to buy the house from direct via letter and explain you want it. How long till you complete on the sale of yours? If its a week or two they will accept. Also mayne not legally right but they may not have to pay fees?!
Title: I need to hire Post by: Sippo on Thursday, May 10, 2007, 21:42:44 No my solicitor is up together mate, as useless as he is. Problem contacting them direct is that they are a repossesion company, can't be arsed with it all. The people buying mine only live 4 days away so might fuck taylors off and speak to them direct by mine.
Thing thats pissed me off today is that North Swindon taylors didn't inform me about the non-marketing. They said they did but they blatently didn't. THey lied to me. Grrrr. Surely I have a case against them for not informing me?? Title: I need to hire Post by: Sippo on Thursday, May 10, 2007, 21:43:58 I might buy a big two bed somewhere instead...
Title: I need to hire Post by: Sippo on Friday, May 11, 2007, 07:31:28 Ash you were right mate, as you said to Mich, my solicitor is useless!! Apparently my buyers are going into today to possibly sign contracts! I never even knew this. £175 per hour he's charging me!!
Title: I need to hire Post by: Samdy Gray on Friday, May 11, 2007, 07:39:42 What solicitors did you go with Sippo?
Title: I need to hire Post by: Sippo on Friday, May 11, 2007, 07:43:14 Morrison and Masters. Recommended to me by Michs Grandad. Should of gone with the one on Bath Road in Old town (like ash said).
Title: I need to hire Post by: Samdy Gray on Friday, May 11, 2007, 07:57:27 I went with Bower & Bailey. They were very good and it was one of the partners that dealt with everything rather than a paralegal. Only £425 fees aswell.
Title: I need to hire Post by: Sippo on Friday, May 11, 2007, 08:01:37 Never again thats all I can say. Its everyone thats pissed me off. I'm never going for a repossesion property again, but hopefully it'll be tied up today or early next week. It will just be a relief. I'm going to make an official complaint to Taylors though about the way they've handled my purchase.
Title: I need to hire Post by: Samdy Gray on Friday, May 11, 2007, 08:08:41 Just wait till you get the hassle of reconnecting the gas/electric/water at the house then.
Repossesions = nightmare Title: I need to hire Post by: Sippo on Friday, May 11, 2007, 08:18:37 Thats easy compared to all the other stuff. I'll be looking to complete half term week so I'll have the week off.
Title: I need to hire Post by: mattboyslim on Friday, May 11, 2007, 09:15:33 M and M were great for some stuff my folks had to do, when they moved a few months ago they had a fair amount of trouble with em, I'm pretty sure my Dad is now very happy to be living out of the area. Roll on a year when I have tio try and buy a place! :?
Title: I need to hire Post by: Sippo on Thursday, May 17, 2007, 07:43:30 BUMP
Was gazumped last night. Not a happy chappy. Not gonna both with the repo anymore. Too much added stress. On a good point, least there will be lots of houses going on the market because of the HIP malarky, and the peoploe buying mine are going anywhere as they've put down a 10k deposit! Arghhhhhhhhhhhhhhh. Title: I need to hire Post by: Sussex on Thursday, May 17, 2007, 08:03:51 Blimey. You're not having much luck with this!
Title: I need to hire Post by: Bushey Boy on Thursday, May 17, 2007, 08:08:20 Spoke to Sippo last night he didnt sound a very happy man. Hope it gets sorted
Title: I need to hire Post by: Samdy Gray on Thursday, May 17, 2007, 08:14:05 It's easy to get gazumped on a repo though, they'll always look to get a higher price even if you're up to the point where you're just about to sign contracts.
Title: I need to hire Post by: Sippo on Thursday, May 17, 2007, 08:23:44 Quote from: "sam_stfc" It's easy to get gazumped on a repo though, they'll always look to get a higher price even if you're up to the point where you're just about to sign contracts. But it was right at the last minute. Which is the hardest part. All for only a couple of k. All the hard work was done was supposed to exchange this week. I'm gonna slit my wrists. :emo:  Title: I need to hire Post by: Samdy Gray on Thursday, May 17, 2007, 08:56:46 Did you lose much money on fees etc. that you'd already paid?
Title: I need to hire Post by: Sippo on Thursday, May 17, 2007, 09:26:09 about a grand I reckon.
Title: I need to hire Post by: Batch on Thursday, May 17, 2007, 09:43:26 It's the shit system we have, which doesn't help you I know.
Isn't the scottish system different, sealed bids invited over £X by a certain date - and the highest bid wins. Something like that. Erm. Move to Scotland? Title: I need to hire Post by: mattboyslim on Thursday, May 17, 2007, 09:57:26 But then in Scotland you could spend months or years missing out by a grand here or there. In theory the English system works but for a few dickheads for insist on gazumping for a few extra quid - in Scotland you know where you are but must take a long while to get there. Public auctions are the way to go - in the street a la Neighbours!
Title: I need to hire Post by: Sippo on Thursday, May 17, 2007, 10:26:53 In Scotland what ever offer you make on a property, repo or not, you're are then tied to that property legally. Makes the whole chain secure, and I think in England it should be the same.
Title: I need to hire Post by: Samdy Gray on Thursday, May 17, 2007, 10:37:54 Scotland use the 'offer over' principle which makes it very hard to judge the real market value of property. Most houses up there go for 15%-20% more than the 'offer over' price.
Sippo's right though, in Scotland when you make a verbal offer it is legally binding on both parties (or so I believe) which makes the whole system a lot more secure. Title: I need to hire Post by: mattboyslim on Thursday, May 17, 2007, 10:50:08 Exactly Sam - it might be more secure, but I can imagine it being immensely frustrating by missing out after slightly misvaluing a property. Maybe the new fantastic homebuyers pack will save us all!? :?
