Agree with all of that - so many of those poeple piss me off - I've only doen a few years here and there on building sites but the abject lack of common sense fequently makes me raging - why does no one ever realistically figure out the sale price and cost of work before they buy the house?

They only way they made it was the increase in value between purchase and sale.  Most of teh time they have been very lucky with the market.  

Belive me, I deal with these type of people all day long who think they know what they are doing.  We had one guy who bought a flat did it up and made 10k, he then tried to buy a half a million pound farm house convertion, something you can easily lose a million on.  We had to talk him into buy to let as he was lucky with the flat.

But yes Sarah Beeney would get the pleasure of my inch
