Looking to get my house on the market and trying to gauge costs. What sort of percentage should i expect to be giving the estate agents and how much does a solicitor typically charge (only selling not buying another property)? Also, if anyone can recommend a decent solicitor that is either based in South London/Surrey or that could do this remotely that'd be most helpful

1% seems to be the minimum agents fees. No clue on solicitors fees, but as we're about to do the same, I'll watch this thread with interest.

Estate Agent fees can vary, I have managed to get 1% (plus vat). Solicitor fees for selling is usually cheaper than buying, approx £800 plus vat. Also consider removal costs, storage costs and if you want to sell any items to potential buyers.

I'd worry more about getting the right estate agent rather than the lowest fee. No point having one that charges 1% but can't sell the house (or get the money you want) over one charging 2% who sells the house quickly (for the money you want).
I would get some recommendations for a solicitor though, a crap one can easily delay the sale going through.

sold one in october, 2% fee with haarts (which were superb) solicitor was £600, then little costs energy efficient test £35

Re Solicitors, find one local to the area you're selling in - the estate agent you choose should be able to advise. I'd caution against picking an on-line outfit as I've heard several tales of woe about them

I'd say 1.25-1.5% + vat for a sole agency agreement is about right.
Getting a good agent acting in your best interests as seller can really pay. A bad one can waste your time especially if trying to line up a further commission on someone else's mortgage offer and another commission elsewhere in a chain etc.
Always assess your buyer's likely ability to proceed - is there a chain, a long one, what sort of mortgage does your buyer need (none at all is best, 90% plus is a worry)- or anyone else in the chain to also have to worry about?
Ask 3 agents round for a free marketing appraisal and pick the one you trust.
Most agents actually take a fee from the solicitor (or conveyancing service) they recommend - so they're not unbiased. Avoid online or remote legal services. Word of mouth in the area is usually the best guide to solicitors and agents so ask neighbours or colleagues.
