Cheers Jutty, I'll have a look at the hinges/adjustment and also the seals. It's only the one window which is like this so hopefully solve able.  The condensation is on the inside ie:we can wipe it off so thought this was to do with the cold air coming into the warm room. Thanks for the advice.
